Planning estimate only — not a reserve study or financial advice. A professional reserve study accounts for inflation, interest, and component-specific detail. Everything here runs in your browser.

How HOA reserve funding works

Reserves are the savings an association builds for the big-ticket items that wear out over decades — roofs, roads, painting, elevators, pools. Every year those components move one year closer to replacement, so a healthy board sets aside a little each year rather than hitting owners with a surprise special assessment when the roof finally fails. The way to judge whether you’re saving enough is to compare what you have today against what you would ideally have saved by now given each component’s cost and remaining life — that ratio is your “percent funded.”

This calculator gives you a quick estimate: add your reserve balance, your current annual contribution, and each major component with its replacement cost and remaining useful life, and it shows whether your contribution is keeping pace. For the full picture, most associations commission a reserve study on a regular cycle. Setting your operating dues too? Try the HOA budget calculator.

Frequently asked questions

How much should an HOA have in its reserve fund?

There is no universal dollar figure — the right target depends on your major components (roofs, roads, painting, elevators, pools) and how much useful life each has left. The reliable way to find it is a reserve study, which projects each component’s replacement cost and timing. A common shorthand boards watch is “percent funded”: the ratio of what you have saved to what you ideally should have saved by now. Above ~70% is generally considered strong; below ~30% is weak and prone to special assessments.

How do I calculate an HOA reserve contribution?

For each major component, estimate its replacement cost, its total useful life, and how many years remain. That tells you roughly how much to set aside per year so the money is there when it wears out. Sum those annual amounts across all components to get a target annual reserve contribution. This calculator does that math as you add components.

What is a reserve study, and do we need one?

A reserve study is a professional projection of your association’s major-repair needs and the funding plan to meet them. Many states now require or strongly encourage one on a regular cycle. This calculator is a quick estimate to sanity-check your funding — it is not a substitute for a formal reserve study, but it helps a board see whether it is roughly on track between studies.

Is this calculator free?

Yes, and it runs entirely in your browser — nothing you enter is sent anywhere. To track your real reserve balance and contributions against your budget over time, Stewardly does that as part of a free trial.
